Why do I need a Home Inspection?

The short answer is - to save yourself money and potential heartache. The average home buyer saves over $14k due to issues revealed during home inspections that bring home prices down. So saving a few hundred dollars on a home inspection could end up costing you thousands down the road.

What should I expect from a Home Inspection?

Time. A home inspection usually takes several hours, and that's good because you want a thorough inspection. You should expect to receive your inspection within 24 hours or less, sometimes it'll be same day. You should expect the inspector to cover the Standards of Practice for the state licensed in and also for the professional organization to which they're a member. But...its important to be realistic with a home inspection. Home Inspectors cannot see in walls, through items blocking access, or predict future issues (like a leaking roof if its dry the day of inspection). Understand that a home inspection is visual and non-invasive and Home Inspectors only report on the visible (not hidden) defects. 

Can I use a Home Inspection Report from the seller?

If the seller gets a Seller Certification Report it will certainly give you some peace of mind about the overall condition of the home, but remember a Home Inspection Agreement is a contract and the Seller Certification does not cover you as the home buyer. Your best bet would be to get your own.
